Put in an offer on the little house this morning. Our realtor is wrestling with the agent/owner who are both older and apparently being fussy, BUT it sounds like they definitely want to work with us. They are going to counteroffer but it sounds like a minor thing, a technicality. Our realtor is annoyed about it, but he thinks we have an excellent chance of getting the house (of course until things are signed properly nothing is certain).

How nuts. I truly thought i would look at some places but they would all get snapped up or be unsuitable or something. I mean, it's one thing to say you're lucky sometimes, and another to randomly get a good realtor who has the inside scoop on a nice little place in your price range and in an excellent location, and then nail the thing down. He's working real hard for us, our aquarian realtor. He knows his shit and I like him a lot. And we don't have the big house bux - he could invest his time with other clients with more money, better chance of success, bigger payoff. Everybody's scrambling for these few "cheap" homes.

Fingers crossed. I don't want to jinx it.
